Get Pre-approved

You will meet with your Prosperity Home Mortgage Consultant regarding the purchase of your home and become pre-approved, determining how much house you can afford. From the application process to the closing, they are there to assist you and answer any questions you may have when it relates to purchasing your home.

Start the Home Search and Viewing Process

Discuss the criteria for your home with your agent and begin the search process. Your agent will help you find available homes in your community to view.

Close the Deal

When you have determined the home of your dreams, your agent will prepare a competitive offer to get you the best deal and guide you through negotiations. You will also discuss closing cost and the date of closing with your Prosperity loan officer.

Finalize Contract and Paperwork

Once the seller has accepted your offer and terms your RealtySouth agent will submit the contract and earnest money to RealtySouth. Your loan officer will also receive a copy of the contract.

Due Diligence Period

During this time, you will schedule your inspections, this includes the home, wood infestation, the roof, pool and more. Your RealtySouth agent will provide you with a list of reputable and certified property inspectors for Alabama. Discuss your areas of concern with your agent, and they will submit your repair requests.

Protect Your Investment

InsuranceSouth will shop the best rates and coverage for your home. From there, consider a home warranty through one of our trusted providers, American Home Shield® Home Warranty (AHS) or 2-10 Home Buyers Warranty®.

Loan Approval Process

Once all inspections are completed and repairs negotiated your Prosperity Home Mortgage officer submits your file to underwriting and orders an appraisal. When the underwriting and appraisal are completed and all conditions cleared, you are approved!

Closing Day

After you have completed your final walk-through and reviewed your closing disclosure with your RealtySouth agent, it’s time to sign! Our experts at CanopyTitle will streamline all closing process paperwork while you sign and purchase your new home.

Move In!

You have the keys and a copy of all signed documents, it’s time to make your house a home! As a buyer be sure to file homestead.
